It combines the owner's profile — such as absentee status, out-of-state address, tenure, and equity — with public-record distress signals like tax delinquency, foreclosure, and code violations. A higher score means a warmer lead.

Subdivvy scores every parcel from 0 to 22, blending the ownership profile (absentee, out-of-state, tenure, equity) with distress signals (tax delinquency, foreclosure or lis pendens, code violations, vacancy). Scores map to tiers: hot ≥11, warm ≥7, cool ≥4, cold ≥1.
