Terms of Service

The service

Subdivvy provides access to aggregated public-record and proprietary real estate data through a website, dashboard, API, and MCP server that AI tools and agents can query. We may add, change, or discontinue features at any time.

The Service is intended for business and professional use by users who are at least 18 years old. It is not directed to consumers or to children.

Accounts and API keys

You must provide accurate account information and keep it current. You are responsible for safeguarding your credentials and API keys and for all activity that occurs under your account.

Do not share your account, sell or transfer API keys, or let others access the Service through your credentials. Notify us promptly at security@subdivvy.com if you believe your account or keys have been compromised.

Acceptable use

You may use Subdivvy only for lawful purposes and in accordance with these Terms. You may not: resell, sublicense, or redistribute the raw datasets in bulk; scrape, mirror, or build a competing database from the Service; circumvent access controls, rate limits, or usage metering; reverse engineer the Service; or use it to violate any law or the rights of any third party.

You are solely responsible for how you use the data, including compliance with all laws that apply when contacting property owners or using enrichment features — for example, the Telephone Consumer Protection Act (TCPA), the federal and state Do-Not-Call rules, CAN-SPAM, and state solicitation and privacy laws.

Data accuracy and permitted use

Property, ownership, valuation, and related data is compiled from public records and third-party and proprietary sources. It may be incomplete, out of date, or contain errors, and is provided “as is” without any warranty of accuracy, completeness, or fitness for a particular purpose. You are responsible for independently verifying data before relying on it.

Subdivvy is not a consumer reporting agency, and the data is not a “consumer report” or “investigative consumer report” under the Fair Credit Reporting Act (FCRA). You may not use the Service, in whole or in part, as a factor in establishing a person’s eligibility for credit, insurance, employment, housing or tenant screening, or any other purpose regulated by the FCRA or comparable state laws.

Fees, trial, and billing

New accounts include a free trial of 7 days. After the trial, access requires a paid subscription, currently offered at the founding price of $49 per month. Subscriptions renew automatically each billing period until cancelled, and you authorize us and our payment processor to charge your payment method on each renewal.

There are no per-query charges on core data. Optional, usage-metered add-ons (such as owner contact enrichment) are billed as used. Fees are stated exclusive of taxes, are non-refundable except where required by law, and we may change pricing on prospective notice. You can cancel at any time from your dashboard; cancellation takes effect at the end of the current billing period.

Intellectual property

The Service — including the platform, software, interfaces, and the proprietary datasets, scoring, and signals we build — is owned by Green Mountain Ventures LLC and its licensors and is protected by intellectual-property and other laws. These Terms grant you a limited, non-exclusive, non-transferable, revocable right to use the Service, and no ownership rights.

You retain rights to the queries and inputs you submit. You grant us a license to process them to operate and improve the Service. We may use aggregated, de-identified usage data that does not identify you.

Third-party services

The Service integrates with third-party tools and infrastructure (for example, AI clients that connect over MCP, hosting, and payment providers). We are not responsible for third-party services, and your use of them is governed by their own terms.

Disclaimers and limitation of liability

The Service and all data are provided “as is” and “as available,” without warranties of any kind, whether express, implied, or statutory, including warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

To the maximum extent permitted by law, Green Mountain Ventures LLC will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenues, or data. Our total liability for any claim relating to the Service is limited to the amounts you paid to us in the twelve months before the event giving rise to the claim.

Indemnification

You will indemnify and hold harmless Green Mountain Ventures LLC and its members, officers, and agents from any claims, damages, and expenses (including reasonable attorneys’ fees) arising out of your use of the Service, your data use, or your violation of these Terms or applicable law.

Termination, changes, and governing law

We may suspend or terminate your access for violation of these Terms or to protect the Service. You may stop using the Service at any time. Sections that by their nature should survive termination will survive.

We may update these Terms from time to time; material changes take effect on the “last updated” date above, and continued use means you accept them. These Terms are governed by the laws of the State of Colorado, without regard to conflict-of-laws rules, and the state and federal courts located in Colorado will have exclusive jurisdiction.
